I am a Realtor® in the city of Alameda and surrounding areas. I have chosen this profession as my career, and my clients are my top priority. From our first discussion through closing, my goal is to make the real estate experience the best it can be for buyers and sellers. I will help you understand and navigate the complexities of the real estate transaction with dignity and confidence.
Having an experienced agent with in-depth knowledge of the market, excellent negotiating abilities, and strong listening, communication, and interpersonal skills is crucial. Whether you are a homebuyer, seller, relocating, or investing in the Bay Area, I am here to assist you in achieving your goals.
Problem-solving is a key factor in the real estate business. Prior to my career in real estate, I owned an insurance brokerage, which helped me understand house structure and details from the insurance side. This experience has provided me with a unique ability to assess situations and identify creative solutions for all parties involved.
I also speak Chinese, which allows me to help non-English speakers navigate the real estate process. I adore spending time with my three children, one dog, and two cats. Our family enjoys traveling abroad, snorkeling, hiking, and exploring new adventures together.

Pre-Approval

Getting pre-approved will help you know exactly what you can afford so you can confidently focus on the right homes. Plus, it shows sellers you’re serious, giving you an edge when making an offer.

Property tours

After you have reviewed and selected which homes you want to tour, we get to go shopping! This is where you can start figuring out what you really want in your new home.

Write offer

Once we find the home of your dreams, we'll submit an official offer - including but not limited to sale price, inspection contingencies, and closing costs. The seller then has time to accept, reject, or counter your offer.

Under Contract or Escrow

With your offer accepted, we enter a 30-day Escrow period. This involves a neutral third party company that holds funds while conducting a thorough underwriting process to ensure all aspects of the contract are upheld properly

Appraisal

The appraisal is ordered by your lender to protect their investment. They have their own checklist of things they look at for the final approval to move forward. The appraiser can demand repairs completed by the seller before they will give their approval.

Inspections

Now that you've found your home we need to order the inspection. The inspection will let you know what repairs are needed, some are minor and some may be safety issues. Don't worry, you are still protected.

Closing

Congratulations! You now own a home and can get moved in. It's time to celebrate and have your housewarming and show off your home. We will be standing by to answer any questions you may have about home-ownership and have a list of contractors if the need arises.

Tina is the most energetic and hardworking real estate agent I had ever worked with. She made the house buying experience easy. She explained to my wife and I the entire buying process and what to expect. Everything went pretty much as expected. Tina and her team are true professionals. We were looking for a new home after we sold ours in May of 2022. Our search was frustrating because we had to compete with multiple offers throughout 2022 and low inventory in 2023 despite lower interest rates. We dealt with two different agents before I met Tina. I found that the other agents either did not understand our needs or they did not want to. They didn’t always get us the comps in a timely matter and seemed to always pressure us to make offers and accept counteroffers that were well above the comps and above our budget. I clearly got the impression that they just wanted to make a sale. Both agents pushed First Republic Bank even though I had expressed reservations. When I talked to the Relationship Banker he could not explain to me why I could not get the advertised rates even though I met all of the qualifications. When I met Tina at an open house in March in Alameda and told her what we were looking for she worked relentlessly to find us a home. When I told Tina I was going to an open house at a townhouse end unit in the San Leandro Marina Seagate Community she got me in to see it beforehand. We took the opportunity to inspect the property and she made a list of the items that needed fixing. The unit was very nice and bright with skylights and tall ceilings. It was in good condition and I really liked it very much. I was confident that the unit would sell fast knowing that desirable end units don’t come up that often. We put in a strong offer just one day before the open house. Our offer was accepted and the open house was cancelled. The seller agreed to give us a seller credit for the work that needed to be done. Tina guided us through the buying process. We had total confidence in her and her team. She kept us in the loop throughout. I told Tina about my difficulty in getting a good interest rate even though I had excellent credit from my previous lender. Tina set me up with HSBC bank that gave me a much better rate than all of the rest. I subsequently ignored calls from my previous lender. The rate was locked in for 30 days and Tina and bankers worked diligently to help us close in that time. Tina handled all of the negotiations with the selling agent and the process was smooth. She handled hurdles seamlessly, like when the seller wanted to change title companies after we had already made the deposit. On closing day Tina gave us the keys and a nice house warming gift. Now we are comfortable in our new home and we’re glad we met Tina. We plan to be here for a while; otherwise we would definitely use Tina’s help again.
